After a tragic accident left me physically paralyzed and ended my old career as one of the nation's top hairstylists... I had to find a new path. After countless surgeries I recovered and found a new career in the real estate world, which led me on my journey to financial freedom.

I realized over 20 years ago that Real Estate Investing took the same effort as my old career did, and it was FAR more rewarding. I became an entrepreneur and never looked back!

I've been investing and coaching for over 2 decades, and founded Capital City REIA to bring together, network with, and educate local investors in the DMV. My passion is for building communities and sharing my lessons with others!

I'm Joe Arlt, and in 1996 I attended a real estate “bootcamp” and soon began buying properties in the Hampton Roads area of Virginia. The following year I retired from Corporate America, went full-time as an investor, and I haven't had a “job” since!  I have owned or co-owned approximately 650 single family homes, and I'm still adding to my portfolio.

I am an active educator in the field of real estate investing.  I am President of the Northern Virginia Real Estate Networking Club and lead related Meetup Groups containing over 45,000 members.  I have also served as Treasurer and Board Member of the Tidewater Real Estate Investors Group.

I am an expert in the field of creative and seller financing and is the author of the audio course Wrap Your Way to Wealth. I have been featured in a number of books, newsletters and articles concerning real estate and investing. Joe was honored to be one of 21 North American investors profiled in the New York Times bestselling book The Millionaire Real Estate Investor, by Gary Keller, Chairman of Keller Williams Realty International.
